After weeks of campaigning and a race locked in a dead heat, Republican Donald Trump has been declared the winner of the US presidential election. The first former president to be convicted of a felony, Trump will also be the first to take office while several criminal cases against him are still pending.

Although Trump has vowed to somehow lower mortgage rates if elected, the prospect of his election victory had been driving mortgage rates higher in recent weeks. After touching a two-year low in mid-September, mortgage rates have risen for five consecutive weeks, hitting 6.72% last week, according to Freddie Mac.

Trump not only won in the Electoral College, but he won so big that he expanded his coalition with historic demographic shifts.
